Supposedly 10-12 years. On a 50yr mortgage, people won't be able to pay the principal far enough down to have any equity to make a shift. They will have no exit.

The market will increase costs to absorb any (very small) monthly payment savings when compared to a 30yr.

People are too broke to 'date the rate'. Most can't even afford the down payment.

> People can refinance out of the 50 yr term when they can afford it.

The general public is over-extended and broke. A 50yr term does nothing but crushes them further. Life will become even more unaffordable for people who can't do simple math.
