yes, our current implementation creates some painful cost tradeoffs that harm feasibility, especially for small missing middle buildings with limited budgets. It’s better than just banning uses that are otherwise reasonable IMO but it probably needs more adjustment and some people of course still oppose even with the plantings, walls, setbacks, and step backs

Absolutely yes. All change takes effort and there hasn’t been a functional planning body between the University and the City since roughly 2004. The City now has a transportation planner on staff and we are gearing up for a mobility plan that could finally contemplate changes like this. No promises on outcomes but the gears are finally finally turning.
