IF I WERE YOU, i'd pressure wash it with a 1200 psi washer, use sherwin deck revive (cut 1 gallon into 4 gallons of water and scrub it on with a brush then wash it off), let it dry for a day, then do two coats of oil based product.

The revive is magic it'll turn the grey wood back to normal wood color. But you don't need to do 1 gallon per 100 square feet like the label says. I always cut it and do like 1 gallon per 300-500 square feet and it works great.

If you have old stain on it, just add stain remove (same cut it about 1-3, 1-4) and then use revive.

Sherwins deck revive is a acid neutralizer so it brightens the wood and neutralizes stain removing acids.

THE MORE YOU KNOW

If you use latex base, you'll get 2 summers MAX before its flaking off - regardless of product it just doesn't last.
